The Smarter Way to Maintain Your Home Comfort System
Your HVAC system is a machine, and like any machine, it needs regular maintenance in order to operate reliably, safely, and efficiently. A well-cared-for HVAC system uses less energy to run and maximizes its lifespan. Small problems can often be caught during maintenance before they escalate into bigger, more expensive problems.
When you sign up for a Maintenance Plan, we keep track of your A/C and cooling tune-ups so you don’t have to. We’ll schedule maintenance appointments at a time that’s convenient for you so that your home comfort is one less thing to worry about. We’re on it.
Our residential Maintenance Plans are billed annually, and prices are based on the type and quantity of equipment you want covered. Here’s what’s included:
- Two Maintenance Visits – Two preventative maintenance visits per year – one heating check and one cooling check (tankless water heater to be serviced during one of these visits if applicable)
- Filter Change – One standard filter (MERV 10 and up to 4” thick) per system is included during each maintenance visit
- Priority Service – Maintenance Plan customers receive priority service if repairs are needed
- Discount – 15% discount on parts and labor for repairs (residential contracts only)
What's Included In a Preventative Maintenance Service?
A heating or A/C tune-up involves more than just changing your filter. When an Alltemp technician comes to your home for a maintenance visit, these are the checklists they work from.
Heating Maintenance Checklist
As part of our mission to be transparent about what we do and empower your understanding of your home comfort system, we want to be sure customers understand what’s involved in a heating maintenance service. Here is the checklist our technicians work from when they come to your home to perform a tune-up on your heat pump, gas furnace, dual fuel system, or geothermal system:
- Change filter(s).
- Verify proper thermostat operation (responsiveness, button function, temperature reading, etc.)
- Clear primary drain and insert drain tablets.
- Inspect electrical components on outdoor unit, including disconnect. Check for burnt contacts and burnt or missing wires. Ensure everything is fastened properly.
- Check microfarad reading on capacitor if applicable.
- Check outdoor unit for any abnormal sounds during operation. Ensure fan blade is balanced.
- Verify proper refrigerant charge and amp draw with the system running at full speed and capacity.
- Evaluate overall condition of outdoor unit.
- Visually inspect evaporator coil if accessible. Check for dirt, oil residue, debris, growth, and overall condition.
- Inspect electrical components on indoor unit. Check for burnt, pinched, or disconnected wires.
- Inspect motor bearings for movement in the shaft or odd sounds.
- Test motor operation. Ensure proper amp draw and airflow.
- Inspect for any signs of condensate leakage or water staining in or around indoor equipment.
- Test electric heat if applicable. Confirm amp draw within specifications.
- Inspect readily accessible ductwork. Check for disconnected ducts, falling insulation, or pinched flex ducts.
- Verify proper air discharge temperature and return thermostat to customer’s preferred settings prior to departure.
- Gas Furnace Only: Flush internal drains for condensing furnace.
- Gas Furnace Only: Test furnace operation and verify proper ignition.
- Gas Furnace Only: Test draft inducer amp draw and operation.
- Gas Furnace Only: Check discharge air temperature and temperature rise.
- Geothermal Only: Verify water side for proper flow rates and check for leaks.
A/C Maintenance Checklist
So you need an A/C tune-up – but what does that actually mean? When our HVAC technicians come out to your home to perform a maintenance service on your air conditioner, heat pump, or geothermal system, this is the checklist they work from. They’ll communicate any issues they may have found during your A/C service and answer any questions you may have about your system’s operation.
- Change filter(s).

Ductless Mini-Split Maintenance Checklist
Many homeowners skip regular tune-ups on their ductless mini-split, believing that cleaning the filters periodically is enough. However, preventative maintenance performed by an experienced HVAC technician includes more than just cleaning filters and can help extend the life of your investment. Here’s what we do when we come to your home for mini-split maintenance:
- Clean washable filters.
- Verify proper thermostat/controls operation (responsiveness, temperature reading, etc.).
- Clear primary drain and insert drain tablets. Verify proper drainage.
- Inspect electrical components on outdoor unit, including disconnect. Check for burnt contacts and burnt or missing wires. Ensure everything is fastened properly.
- Check outdoor unit for any abnormal sounds during operation. Ensure fan blade is balanced.
- Verify proper refrigerant charge with system running at full speed and capacity.
- Evaluate overall condition of outdoor unit.
- Visually inspect evaporator coil if accessible. Check for dirt, oil residue, debris, growth, and overall condition.
- Inspect electrical components on indoor unit. Check for burnt, pinched, or disconnected wires.
- Rinse indoor coil with diluted TriPower.
- Verify proper temperature split.
- Verify proper air discharge temperature and return thermostat to customer’s preferred settings prior to departure.
Tankless Water Heater Maintenance Checklist
Annual maintenance on your tankless water heater is imperative to remove scaling, ensure that your system is operating efficiently, and keep your manufacturer warranty intact. Here’s what our technicians do during a tankless water heater maintenance service:
- Check gas pressures using a manometer to ensure proper combustion.
- Flush the unit using a descaling solution to remove mineral buildup.
- Clean inlet screen if applicable.
- Test water heater operation prior to departure.

How often do I need to change the filter in my HVAC system?
For most homes, on average, we recommend replacing the air filter every three months, which aligns with the recommendation of most manufacturers. However, you may need to change your filter more or less frequently depending on the type of filter you’re using and the specific conditions in your home. The National Air Filtration Association (NAFA) suggests inspecting the air filter in your residential HVAC system on a monthly basis, which we think is good advice. If it’s dirty, change it out.
What filters are included with your Maintenance Plan?
We include one standard air filter* per system per maintenance visit. Alltemp can provide and change out additional filters during the tune-up, but those additional filters will be billed separately.
Please note that if we are coming out for the first visit on a new Maintenance Plan, you must provide us with the correct filter size prior to your first appointment or we will not be able to guarantee that our technician will have the right size on his truck. We can record the filter size so that we have the right size for subsequent tune-ups, but we are not able to make return visits just for filter changes.
*Standard air filter is defined as a MERV 10 filter up to 4” thick. Many of our customers who use specialty filters that we do not stock on hand opt to order their own filters and keep them at their home and for our technicians to change out during maintenance visits.
Does your Maintenance Plan include a discount?
Yes, our annual Maintenance Plan includes a 15% discount on parts and labor for any repairs. Please note that this discount is only for residential contracts.
My HVAC system is brand new. When do I need to start scheduling maintenance visits?
Some homeowners think that if their system is brand new, they shouldn’t need maintenance – but the goal of preventative maintenance is to keep your HVAC system operating like it did on day one: as efficiently, and safely as possible. Another reason to stay on top of preventative maintenance? Skipping the tune-ups can void your equipment warranties. An annual Maintenance Plan protects your investment from day one.
We recommend scheduling your first tune-up to take place during the season after your installation. For example, if your system is installed during a cooling season, your first maintenance should take place the following fall.
When should I schedule my A/C maintenance service?
We schedule A/C tune-ups throughout the cooling season, from March 1 – August 31. Many customers prefer to schedule earlier in the season. Some customers prefer to schedule at their convenience later in the season. Either way is fine, as long as you’re scheduling maintenance regularly!
When should I schedule my heating tune-up?
Alltemp schedules heating maintenance services between September 1 – February 28th. Whether you prefer to schedule when you first turn on your heat or later on in the heating season, the most important thing is to make sure you’re scheduling two tune-ups per year: one for heating and one for cooling.
How often do I need to schedule maintenance on my HVAC system?
We recommend scheduling two preventative maintenance services per year: one during A/C season and one during heating season. In between visits, you should change your filters every one to three months.
What is the benefit of signing up for a Maintenance Plan instead of just scheduling tune-ups as I need them?
While we do offer one-time maintenance visits, signing up for an annual Maintenance Plan not only offers significant savings, but also ensures that a tune-up is never skipped or forgotten.
